At the crossroads between Verona and the future

iving, working, travelling, experiencing and liaising, today and tomorrow. A place in which to build relations. A social space where everyone feels at home, in an area marked by beauty, culture and taste. A project designed to develop and add value to Verona.
The project at a glance.

Where everyone else saw a former factory, we saw the future of Verona
The Manifattura Tabacchi factory dates back to the 1930s.
The complex once included a raw tobacco warehouse, a processing plant, office buildings and employee accommodation. Rebuilt after the Second World War, it had been falling into a state of decay since 2000. It has now been restored to the city. This historic structure has given life to a new urban space designed for residents and visitors alike. This is how Manifattura Tabacchi will change Verona.

A project stemming from shared values: the area’s future responds to both public and private objectives.
We carried out our assessments together with the local stakeholders and came up with an economically, socially and environmentally sustainable solution; one designed to regenerate an area and improve the life of the local community.
The project involving the former Manifattura Tabacchi area sought to enhance the rapport and harmony between the structure and the nearby mountains.
To pivot the structure’s renovation around Verona’s urban dimension: this was the ultimate aim of the project.
We carried out our assessments together with the local stakeholders and came up with an economically, socially and environmentally sustainable solution; one designed to regenerate an area and improve the life of the local community.
The former Manifattura area will host several facilities targeting visitors both to the trade fair district and to the city, such as business hotels, shopping areas, leisure and fitness centres, a high quality food court, a central square centred around an old brick smokestack (taken as the symbol of this former production area), a student hotel and smart underground parking. And all in a setting that ensures absolute harmony between heritage and future, and between historical and contemporary architecture.

Impact on the economy
The project’s added value consists in engineering solutions with a high technological content and in the creation of dynamic environments designed as a centre of attraction for residents and visitors alike.
Impact on the community
A veritable meeting point featuring numerous spaces for the generation of opportunities, exchange and knowledge. A project that transforms a problematic urban area into a driver of development and interconnection between people.
Impact on the environment
The urban project’s main levers are sustainability, energy savings, green mobility and a low ecological footprint.
The result? A place where beauty and culture come to life, while fully respecting the environment.
