Former Manifattura Tabacchi area: shops, park and hotel.
Construction is to commence by late summer
he fate of the regeneration project concerning the former Manifattura Tabacchi area is currently being decided by the Regional Authorities. On 10 January, the City Council sent to Venice all the documentation relating to the futuristic project for the recovery of the area adjacent to the trade fair grounds, submitted by the area owners, Ve.Re Srl. This documentation sets forth the building volumes, roads, sustainability contributions and building credits envisaged. Of particular interest to the local administration is a potential change to the current trolleybus route, with a preferential lane running from the railway end of Viale del Lavoro to the intersection with Viale dell’Agricoltura. Construction is scheduled to commence after the summer.
Overall, the area will see the construction of buildings for a surface area of 37,400 square metres, compared to the current 55,000, distributed as follows: 7,700 sqm of shopping areas (halved with Variant 23), a production and business district of 11,000 sqm, and 18,700 sqm reserved for tourism and hospitality services. “This project fully reflects our urban regeneration vision,” said Mayor Federico Sboarina, “aimed at the genuine recovery of abandoned, run-down areas and their reintegration into the urban fabric. In this specific case, the former Manifattura Tabacchi area stands close not only to the trade fair grounds, but also to the former Scalo Merci area, soon to be the site of a large city park.”
